class="aligncenter size-full wp-image-1705" title="Cincinnati real estate sold" src="http://www.cincinnatilivingonline.com/wp-content/uploads/2011/01/ScreenHunter_02-Jan.-21-12.57.jpg" alt="" width="211" height="223" /></a></p><p>5 of the the last 6 months of 2010 have seen an increasing trend in sales volumes.  The growth is tied to the slow economic recovery.  The sales composition is what is a bit concerning. The national median existing-home price for all housing  types was $168,800 in December, which is 1.0 percent below December  2009, and now more than 33% of all homes sold are foreclosures, or short sales.</p><p>The long term real estate outlook is closely tied to the economy. Look for slow and steady job growth which will be a leading indicator of the housing market. Unlike in prior decades the economy will save the housing market and not the other way around.</p> <iframe

When we pulled up numbers and took a statistical look at both sale price and units sold the number show a decline, but not the catastrophic drop some other parts of the country have seen.</p><p>Hamilton County saw a decrease in sales of 14% (3137 to 2697) in the first five months of 2008 compared to the first five months of 2007.    In the same time period sale price fell slightly by 11% ($169,617 to $152,360). The challenging part about these numbers, particularly the sale price is that there are so many bank owned homes being sold now at a fraction of their market value. With fewer overall sold properties, the higher volume of bank sales is having a greater impact on the average sale price in Hamilton County.</p> <iframe
